Big Projects

- Replace the door from the room adjoining the kitchen to the stone porch
- Finish the handrail on the steps from the courtyard to the upper living
room (insurance issue)

- Replace electrical outlet covers all over the house
- The baseboards of the dining room need paint
AIR CONDITIONING ISSUES
- Get filters that fit in the ACs. Get metal braces to hold them in place. (DA Warden, Joe Fly)
- Make the air-intake vents easy-open, and install filters (DA Warden)
- Change the filters every month
- Cap the hot water heater faucet in TV Room
- Wrap up the black insulation-covered cold pipe in the Pet Side AC with duct tape
- Close up the white plastic pipe (that currently has masking tape) in the Pet Side AC with pipe glue
- Extend water drainage pipe in outside TV Room AC
- Insulate the cold pipe in outside TV Room AC
- Close openings to underside of house

- Renovate Dark Side Powderroom shower (?)
JIM JONES'S MAINTENANCE SUGGESTIONS:
Projects that can be done by members:
- Put tails on any downspouts which may be sending water under the
foundations. The ones on the North face of the TV room still flow too close to the foundation.
- Remove the glass on the "observation windows" between rooms and common
areas and replace with wall/sheetrock. I would suggest that insulation be placed in the cavity as well to decrease noise transmission.
- Replace the exterior door to the TV room (or find a way to replace the
exterior veneer).
- Replace the flooring or floor covering in the upper common area and
adjoining rooms. You might want to consider installing bamboo flooring if there is someone in the house who knows how to do it.
- Finish the handrail on the steps from the courtyard to the upper living
room.
- Complete work on the back deck.
- Patch up the stonework on the back porch.
- When the weather gets warm enough, scrape and paint the porch roof in the front door area.
- Before the spring floods put the house under water, re-trench the drainage around the east and south sides of the house!
Sasona minor work projects
- Clean stove and hood/remove grease

- Buy/install new faucet handle on mop sink in kitchen
Projects that should be handled by contractors:
Plumbing contractor:
- Fix the shower in the “Darkside” of the house, or construct a bath/shower in the hall off the kitchen. Choice depends on relative cost, member preference.
Windows:
- Replace the worst of the old metal casement windows.
Other:
- New flooring. Cover the floors in the upper halls in common areas with bamboo flooring.
- Sinking corner of room. Jack up the corner of “Pudge’s Room” that’s now sinking into the ground. This floor must be on a post and beam, since the sinking doesn’t seem to be affecting the walls of the house. Note: there’s an access to the crawl space just inside the door to the courtyard – this should be removed so you can see what’s going on, and how hard it will be to fix the problem. If there’s a big enough crawl space, you may be able to deal with this yourselves. It needs a concrete pad and a post jack to fix the problem. But there may be very little space under the floor, in which case you might have to hire someone to figure out a solution. Actually, you may want to hire someone regardless. Crawling around down there with cement could be a big headache.
- Fire system contract: You need to get your fire system serviced regularly. I’d suggest talking to them about a regular annual service contract so that the next group won’t just forget about it.
Plumbing contractor:
Explore the cost for renovating the bathroom with the non-functional shower. Also, get an estimate for expanding the powder room near the kitchen, and adding a bath or shower stall. Depending on the cost to deal with the shower problem, this might have to wait for a while, but it would help to know what kind of cost we'll have to deal with. If the cost is lower than expected (e.g. if the drain can just be replaced), we might be able to renovate this bathroom earlier.
